Yoram Silagy

Yoram Silagy is a Partner at Vernon & Ginsburg, LLP, and has been with the firm since 1990. He represents clients in Landlord-Tenant, General Litigation and Real Estate Transactional matters. Mr. Silagy has lectured at the New York City Bar Association, where he spoke at a CLE course entitled "Animal Law: An Overview of New York State Law in the Landlord-Tenant Area." He has authored several articles in various legal publications, including "Figuring Fees in Warranty of Habitability Cases", New York Real Estate Reporter, December, 1991 with Darryl M. Vernon.

In 2015-2016, Mr. Silagy won two appeals on behalf of tenants at the Appellate Term, which established respectively that (a) agreements to pay rent stabilized tenants money in exchange for surrendering their apartments are enforceable even if the landlord reneges at the last minute and refuses to sign the agreement; and (b)a non-purchasing tenant in a subsidized cooperative is rent stabilized, even when the cooperative refuses to recognize her as such, when the cooperative represented to the Attorney General upon the conversion of the building that she would remain as a rent stabilized tenant. Mr.Silagy has completed four marathons and currently swims 1500 meters every morning.

Mr. Silagy recently prevailed for the tenant in BPP St Owner LLC v. Nichols, 97 N.Y.S.3d 376 (App. Term 1st Dept. 2019). The ruling changed the law in Manhattan and the Bronx, allowing for the first time succession rights to a rent regulated tenant where the tenant of record on the lease vacated years earlier, but kept on signing the renewal leases after vacating the apartment. Professor Paris Baldacci – Clinical Professor Emeritus of Law at Cardozo School of Law - stated on a tenant’s website that this was “great lawyering” and a “great gift” to similarly situated tenants in Manhattan and the Bronx.
